Share of Delayed New Buildings Delivery Increases to 35% Over Year

In 2025, the share of delayed new residential projects in Russia increased from 18% in 2024 to 35%, according to data from the portal "ERZ.RF" reported by RIA Real Estate.
Most Russian developers delayed the delivery of housing by three to six months (9.1% of new buildings) in the previous year. Homes were delivered more than a year late in 8.1% of cases, one to three months late in 6.8%, six months to a year late in 6.7%, and less than a month late in 4.3%. On time, 14.2% of buildings were completed, while 50.8% were delivered ahead of schedule. The average delay decreased to five months (-19%).
It was noted that more than half of Russian developers (724 out of 1,430 companies) delayed the delivery of housing. Developer "Samolet" had the highest number of delays, delivering 72% of its buildings late.
By region, the most delays were recorded in Dagestan (34 months), Khabarovsk Territory (22 months), Vologda Oblast (18 months), Leningrad and Omsk regions (14 months).
The fewest delays were seen in Komi Republic (0.1 months), Kirov Oblast (0.3 months), Smolensk Oblast (0.4 months), Bryansk Oblast (0.5 months), and Zabaykalsky Territory (0.5 months).
New buildings were delivered on time in Novgorod Oblast, Chechnya, Kalmykia, and Altai.
