Residential Property Prices Rise Across Major Russian Cities in 2026

Major Russian cities have seen a steady increase in new housing prices since the beginning of 2026, according to a report by NDV Supermarket of Real Estate, as cited by Izvestia.

Leading the way in terms of housing price growth are Moscow (+6.2% per month), Kazan (+2.9%), Perm (+2.3%), St. Petersburg (+2.2%), and Yekaterinburg (+2%).

In Moscow, the most significant price increases were seen in the high-budget segment. Premium-class apartments rose by 13% in a month, reaching 1.1 million rubles per square meter. Business-class "squares" increased by 2.6% (to 583,100 rubles), and comfort-class by 2.3%, to 411,600 rubles. Elite real estate showed a more restrained price dynamic, increasing by 1.7% to 2.6 million rubles per square meter.

The average weighted price per square meter in Moscow in January increased by 34.7%, to 828,200 rubles, in St. Petersburg by 24.5%, to 357,800 rubles, in Kazan by 22.8%, to 280,600 rubles, in Yekaterinburg by 15.4%, to 180,900 rubles, and in Nizhny Novgorod by 14.5%, to 215,100 rubles.

Experts attribute this trend to a surge in demand at the end of 2025, driven by planned changes in the family mortgage program. Many January transactions were actually December bookings.

According to analysts, there are no prospects for a decrease in the price of new housing in the medium term. The investment attractiveness of real estate will be supported by lower deposit rates. Further price increases could be triggered by additional changes in the family mortgage program, including the introduction of differentiated rates based on the number of children in a family.
