In Russia, the average mortgage term has grown to a record 26 years

The average term of mortgage loans issued in Russia continues to increase. In February, this indicator increased by five months and reached 26 years, which is the highest in the entire history of observations. This is reported by the publication with reference to the data of the Central Bank href="https://iz.ru/1872175/2025-04-17/srednii-srok-ipoteki-v-rf-priblizilsa-k-rekordnym-26-godam">"News".

Thus, the average term of housing loans issued (for new and secondary housing) was 309.8 months, while in the segment of housing under construction, the average mortgage term almost reached 27 years (323 months). That is, a number of borrowers will close their mortgage debts already in retirement.

The trend is explained by the rising cost of housing, for which borrowers and banks increase the monthly mortgage payment so that it remains affordable.
