In the next two to three years, a common trend in Russia will be a reduction in the pace of housing construction. This opinion was voiced by Evgeny Panasenko, Director of Strategic Investments at AVA Group, in an interview with TASS.

"Significant changes in the industry are not expected in 2025, as it will not be possible to quickly stop the process in the industry due to its conservatism," the expert noted.

According to Panasenko, a reduction in the pace of construction and the launch of new housing on the market will be followed by a shortage of lots. It will become especially acute in 2027-2028.

According to the Russian Guild of Realtors, the number of housing transactions decreased by 35% in 2024. Experts attribute this to a period of high rates and prices, which have increased 2-2.5 times over the past four years. Against this background, Russians are postponing the purchase of housing for several years. For example, in the south of Russia, the volume of unsold space in new buildings was estimated at 60% last year.
