Experts Do Not Expect Growth in Individual Housing Construction Segment by Year-End

Individual housing lending began to decline in September, despite showing growth every month since the beginning of the year. Preferential programs shrank due to reduced support, but market issuances increased after the key rate was lowered.
Thus, in September, 10,000 loans were issued for individual housing construction (IHC) and purchase, totaling more than 49 billion rubles. However, in August, issuances were 11% higher in quantity and 18% higher in volume. All this time, since the beginning of the year, the segment has been showing growth, recovering monthly after a significant drop in issuances in the second half of 2024. These are the data from the analytical center of "Dom.RF".
As for preferential programs, in September, there was a reduction in mortgage lending compared to the previous month by 16% in quantity and 20% in volume.
At the same time, market programs increased in September compared to August by 4% in quantity and 2% in volume, reaching almost 7.5 billion rubles.
Now, lenders are cautious about financing individual housing construction, as the risks are too high. Therefore, many experts note that the IHC segment is unlikely to show growth until the end of the year.
